Who Can Perform Your Inspection?
By law, your inspection must be conducted by a Licensed Master Plumber or an individual who is Operator Qualified under federal standards (OQ) and authorized to work on gas piping in New York City.
What’s Included in an LL152 Inspection?
- Visual inspection of all exposed gas piping in common areas and mechanical spaces
- Leak survey with calibrated detection equipment
- Code compliance review
- Immediate reporting of unsafe or abnormal operating conditions (AOCs)
Abnormal Operating Conditions (AOCs)
Any condition that could indicate a hazard—like leaks, corrosion, illegal connections, tampering, or visible pipe damage—is classified as an Abnormal Operating Condition (AOC). These are reported right away to the owner and, if urgent, to the utility and Department of Buildings.
What Happens Next?
- If no unsafe conditions are found, your inspector files the report with the DOB, and you receive a signed certification.
- If any repairs are needed, address them as soon as possible. Once completed, a follow-up Task 87 certifies corrections are finished.
- Inspection records must be kept on-site and provided to the DOB upon request.
